    Dear Umar,
    the recent move to cancel residence visa's which were issued earlier during the purchase of units is one of the reasons why investors might stay away and speculators will continue to rock the property market like the stock markets. The govt does not seem to want long term residents and hence its policies seem pointed in that direction. There will be a demand but much later down the line. The market will remain in a state of oversupply for 3 to 4 years atleast. If the govt wanted investors then it should inject liquidity to promote mid to long term borrowing on properties etc in a bid to boost property sales something we do not see happening here. Hence I dont see this as a oppurtune moment other than if you have lots of spare cash.

    poorly researched, and missed most of the points about how a market with no "real" user buyers will collapse sooner or later. suggest you think twice before u put your own money there and lose it. mostly no one agreed dubai will collapse, remember. wonder where they all vanished, and evryone is smart in hindsight and reasons as to collapse.
  • jay » naysayers always come up with something... no one ever believed there would be a banking crisis, automobile industry crisis, consumer confidence crisis, oil prices crisis, currency market crisis, all at the same time. dubai will rebound when rest of the world will... or perhaps a little before that.

    Jsut a few comments:

    While the cost of property have come donw by 50%, the rent itself has also dropped considerably. Hence the incentive to invest has also remained more or less the same.

    While the crash may have more to do with the wesetern financial issues, the current sentiment among investors has hit such a low level, I really doubt if prices will move significantly upwards in the 2-3 years time.
  • Great points and well written! You didn't mention Dubai is going to be oversupplied in 1-2 years, and I feel the prices are too high for what the property is worth compared to London prices, for example. If it were a choice bet. London and Dubai, I know where I wouldn't 'bai'!
